Searching for a Landlord Lawyer? We Only Represent Landlords at the LTB.
Our landlord legal services cover everything, from serving the notice to the filing and attending the hearing on your behalf.
Your tenant has stopped paying, damaged the unit, or simply will not leave. You want it dealt with properly, by someone who does this every day, without having to learn the Residential Tenancies Act yourself.
That is our job. We represent Ontario landlords at the Landlord and Tenant Board, and only landlords. One wrong date or one wrong figure on a notice can get your application dismissed and cost you months. Getting it right the first time is what you are actually paying for.
Landlords Only. Fixed Fee. 400+ Evictions Handled. 25+ Years Experience. 175+ Google Reviews.
Landlord Legal Services We Handle
We can start from the beginning or take over a matter already in progress.
Rent Arrears and Non-Payment (N4, L1)
Your tenant owes rent. We prepare and serve the N4, file the L1 application, and pursue both the eviction and the arrears you are owed.
Damage, Interference, or Safety (N5, N7, L2)
Property damage, substantial interference with other tenants, or serious safety issues. We prepare the correct notice and represent you through the application and hearing.
Persistent Late Rent (N8)
The tenant who always pays, always late. We build the payment history record the LTB needs and move the matter forward.
Landlord or Purchaser Own Use (N12, L2)
You or a buyer need the unit. These applications get scrutinized closely, so the notice, the compensation, and the evidence all have to be right.
Rental Disputes and LTB Hearings
We attend the hearing, present your evidence, and advocate for you. You do not have to stand in front of the board alone.
Agreements and Enforcement
Settlement terms, consent orders, and guidance on sheriff enforcement once your order is granted.
How It Works
Three steps. After the first call with us, most landlords stop losing sleep over their tenant problem.
1. Tell Us What Is Happening
Call us and tell us what is going on. What the tenant is doing, anything you have already sent them, and any dates that matter. Free, no obligation, and most landlords hear back the same day.
2. Know the Plan and the Price
You will know which notice applies, what evidence the LTB will want, and how long it realistically takes. One fixed fee, agreed up front. No hourly billing.
3. We Take It From There
We draft it, serve it, file it, and represent you at the hearing. You get on with your life while we deal with the tenant.
