Serving the N4 Notice
The N4 Notice is the most important document in the process. One error on it can void your whole application. We calculate the arrears, set the termination date correctly, and serve it the way the board requires, so it does not get thrown out at the hearing.
Filing the L1 Application
If the tenant does not pay by the termination date, we file your L1 application with the Landlord Tenant Board through our law firm portal to get your matter in the queue for a hearing date as soon as possible.
LTB Hearing Appearance
We prepare your evidence, represent you at the hearing, and request the eviction order. You are not facing the board on your own.
Sheriff Enforcement
An order does not always mean an empty unit. If the tenant does not vacate in accordance with the order, we file the paperwork with the sheriff to have them attend the property and physically remove the tenant.

What is the process for a non-payment eviction in Ontario?
Every N4 eviction follows the same path: serve the N4, file the L1 if the tenant still has not paid, then a hearing. That is what to do if tenant not paying rent, and it is how to evict a tenant for not paying rent in Ontario.
My tenant is behind on rent. What are my options?
If your tenant is behind on rent, a rent arrears eviction is usually the fastest way to deal with it. The same N4 process applies whether they have missed one month or stopped paying entirely. Call us before you serve anything, so the timing is right from the start.

What do I do if my tenant is not paying rent?
N4 notice, then L1 application, then a hearing. There is no shortcut, and skipping a step or getting a figure wrong is what causes most cases to fail. A landlord eviction for unpaid rent moves at the speed of the paperwork, so the paperwork has to be right.
Can I recover the rent my tenant owes me?
Yes and no. The L1 application asks the board for an order that includes the arrears, so you get a judgment for the money owed. To actually recover unpaid rent after that is a separate step, and we can talk you through the options once you have your order.
Can my tenant stop the eviction by paying?
If they pay everything owed by the termination date on the N4, the notice is void and the tenancy continues. That is exactly why the figures and dates have to be right from the start.
My tenant wont pay rent and ignores me. What now?
