Can my tenant stop the eviction by paying the arrears?
If the tenant pays the full amount owed by the termination date on the N4, the notice becomes void and the tenancy continues. This is exactly why the N4 timing and figures must be correct — we make sure nothing is left to chance.

How long does my tenant have to pay after the N4 is served?
Once the N4 is served, your tenant is given a set period to pay the full arrears, depending on the rental period. For most monthly tenancies this is 14 days, depending on your method of service .If they don’t pay in time, we move straight to filing your L1 Application.

Can I still recover the rent my tenant owes me?
Yes. The L1 Application lets us seek both eviction and the unpaid rent (arrears) the tenant owes. We pursue what you’re owed alongside getting your unit back.
